Tile can last 50 years. The felt underneath it doesn't. That's why a tile roof starts leaking while the tile still looks perfect. We lift and stack your tile, tear off the failed underlayment, and re-lay the same tile over a new one.

What drives the price

Why quotes come out so different

Nobody can price a roof from a phone call. Two houses on the same street can quote thousands apart, and there's usually a real reason for it. Here's what moves the number, so you know what you're reading.

Size and shape

Square footage sets the baseline. Steep pitches, multiple planes and cut-up rooflines slow the work down and add waste.

What's already up there

One layer tears off faster than three. More layers means more labor, more dumpster runs, more disposal.

What we find underneath

Once the old roof is off we can see the decking. Dry rot has to be replaced before anything new goes down, and no one can see it until then.

Material

Shingle, tile and flat systems all price differently, and so do the layers you don't see. We build with Owens Corning shingles over Owens Corning synthetic underlayment.

Access and details

A tight driveway or nowhere to stage material adds time. So do flashing, valleys, skylights and vents: where roofs leak, and where quotes quietly differ.

Comparing bids

FAQ

Straight answers

The questions we get asked most, answered the way we'd answer them on the phone.

Do I need a repair or a full replacement?

It comes down to how much life is left in the roof, not how bad the stain looks on your ceiling. A few cracked tiles or a failed flashing detail is a repair. Widespread curling, bare spots, or leaks in more than one place usually means the roof is done. We'll look and tell you which one it is.

How long does a re-roof take?

Depends on size, pitch, material and what we find under the old roof. Tile takes longest, because it comes off and goes back on by hand. We'll give you a schedule with your quote, before anyone starts.

Do I need a permit?

Yes. A re-roof in Los Angeles, San Bernardino and Riverside counties needs a permit and a final inspection. A licensed contractor pulls it under their own license. If someone tells you to pull it yourself, that's your first red flag.

Will you tear off the old roof or go over it?

We tear off. Laying new shingles over old hides whatever is rotting underneath and adds weight to the roof. Once the deck is bare we can see the real condition and fix it before the new roof goes down.

What happens if it rains mid-job?

We don't open up more roof than the crew can close before it leaves. Anything torn off gets underlayment or tarps. If weather moves in, we stop, secure the roof, and come back when it clears.

How do I know a roofer is legitimate?

Check the license yourself at cslb.ca.gov. It's free and takes a minute. Ask for a certificate of insurance sent straight from their carrier, and get the scope, the materials and the price in writing before anyone gets on your roof. Any roofer worth hiring hands that over without flinching.
