You got a letter from your carrier. It mentions the roof, it has a date on it, and it does not explain what you are actually supposed to do about it. That is the position most people are in when they call us about this.

What helps is evidence. Most of these letters are written off a policy date or a photo taken from forty feet up, not off anyone knowing the roof's actual condition. We go up, look at the underlayment, the flashing, the valleys and the penetrations, and take dated photos of each item the carrier listed. Then you get a written scope, plainly worded, so it can go straight to your carrier or agent without translation. If an adjuster is coming out, we will meet them on the roof and show them what we found. We do not handle or negotiate claims, and we will never tell you a decision is guaranteed.
